Mortgage Qualification: Get mortgage pre approval from your mortgage lender. Find out your mortgage rates, monthly payment, CMHC fees if high ratio mortgage, first time home buying qualification for property purchase tax exemption if applicable, required down payment, and how much money you can borrow and most importantly their lending requirements. Make arrangement for the lender's requirements a head of time. Mortgage issue could become the biggest obstacle in your purchase. Get pre approval for your mortgage and be a qualified buyer so that when time comes to make an offer you will be confident and you will be able to make a right purchase.

Become Market Wise: Make yourself market wise... I can provide you with information on the current market conditions: sales, listings and current market trends. When time comes to make a buying decision you will be confident. When the time is right, it will be easier for you to make a wise buying decision without involving people who offer free advice without current market knowledge.

Communication: Two way communication is vital part of the buying process. Keep in touch and stay in touch with your Realtor. If any change in terms of buying needs call your Realtor and let him know right way. Any concerns and doubts must be communicated as soon as possible.
